Mall expansion forces business to move

Most expansions are double-sided. On one hand, a new building means change and new opportunities. On the other hand, something has to be taken away.

North Grand Mall, 2801 Grand Ave., is incorporating its open-air lifestyle addition, called the Streets of North Grand, to is main building. This expansion will add 150,000 square feet and cost roughly $30 million, according to a prepared statement by Marianne Fasano, spokesperson for GK Development. However, Fasano would not give information about which stores are going to be leaving.

North Grand Mall will undergo an extensive makeover that will update the mall’s look. The new renovations will also make the mall more pedestrian friendly.

The expansion will include a variety of lifestyle merchants that are currently not offered in Ames and extensive streetscapes and high-end architectural design.

Some of the businesses in the adjacent strip mall and parking lot are expected to move or close because the expansion.

Valentino’s, 2500 Ferndale Ave., is one of those businesses. Valentino’s will be moving to the location of Northern Lights Salon, 809 Wheeler St., said Mike Purcell, owner of Valentino’s.

“Our target date to open is about August 20,” Purcell said.

Grand Cleaners LLC, 2507 N. Grand Ave., will also be leaving the strip mall July 31, said Ralph Jarvis, owner of Grand Cleaners.

“No date was given to me by the mall,” Jarvis said. “The date has been changed about half a dozen times.”

September was the final date given for moving out of the strip mall, Jarvis said. Grand Cleaners will be moving to 2713 Stange Road.

Some businesses get to stay right where they are.

“Fazoli’s [2435 Grand Ave.] isn’t moving,” said Chris Rindels, manager at Fazoli’s.

Bierl Carpet One, 2421 Grand Ave., already moved from the strip mall as of May 30, but not because of the announced renovations, said Randy Bierl, co-owner of Bierl Carpet One.

“We wanted our own independent building,” Bierl said.

The timing was just right on both sides so that the mall’s and Carpet One’s plans both coincided, Bierl said.

Jodi Looft, general manager of Okoboji Grill, 2719 Grand Ave., had no comment when asked about the restaurant’s plans for a possible move.

“Nothing is set in stone yet,” Looft said.

Because Walgreens, 2501 Grand Ave., is also in the strip mall, it will be affected by the mall expansions plans. Store manager Nathan Adams would not comment according to store policy.
