With all of the apartment building going on in Ames during the last few years, students may find it difficult to keep all of their options straight.

One property manager, however, is confident that its new complex will stand out from all the rest.

The Quarters, located southwest of campus on South 17th Street, is an amenity-rich complex designed with students in mind.

“We’re new to Ames but have been operating in college markets for some time,” said Brandon Bailey, a leasing agent for The Quarters. “We currently operate in both Iowa City and Cedar Falls with great success.

“We understand what students want, and we deliver,” he said.

Amenities are high on the list for students, and that is why their Ames complex, scheduled to open in July, is loaded with amenities, Bailey said.

With two swimming pools, a 60-person hot tub, a yoga room, a full-sized fitness center, in-unit laundry, 1-to-1 bedroom/bathroom ratios and multi-level floor plans, The Quarters may well hit everything on students’ wish lists – and then some.

Many of the early signees have not only been impressed with what The Quarters offers but also with when it is being offered, Bailey said.

“Because we are ahead of schedule, our tenants will be able to start moving into their new apartments in mid-July,” he said.

That solves a huge dilemma that students often face when they have to be out of one apartment before their new apartment is available for move-in.

And even though students get to move in early, tenants will not pay rent for any day before Aug. 1.

“That’s just one more way for us to ensure that our tenants are getting the most for their money,” Bailey said.

With per room rates as low as $545/month and a list of amenities that is hard to match, Bailey expects The Quarters to fill up quickly.
