Commission to discuss lot modifications

The Ames Planning and Zoning Commission, at their Wednesday night meeting, will discuss a resolution approving a plan which will allow the modification of a parking lot on Lincoln Way.

The First National Bank, 2330 Lincoln Way, is considering combining its parking lot with St. Johns by the Iowa State campus. The modification would result in 14 additional parking spaces, thus creating a total of 79 spaces.

Access for the combined parking lots will be from Stanton Ave. and from Chamberlain St. The new design would result in the elimination of a second access from Stanton Ave. for the church parking lot.

There is a possibility that some of the spaces could be available for lease to Campustown employees and/or residents.

The commission will also vote on a request to approve a plan that would change property from RM (Residential: Medium Density) to C (Commercial).

The land, located west of Grand Ave. and north of Wheeler St., includes 7.5 acres of property.

A small portion of the land has already been designated commercial, but the majority of the site remains RM.

The proposed development will consist of several small commercial buildings with a total estimated floor area of 60,700 square feet. The plan for the space meets the goals of the 1996 Land Use Policy Plan.

A traffic analysis was conducted nearly a year ago for the proposed development. The analysis concluded it was possible to develop the side without seriously impacting the traffic flow in the area.

Approximately four acres of land, which has been designated for multiple-family dwelling, will be lost to make way for the commercial development.

If the plan is approved, a significant number of service commercial jobs will be created. Employment opportunities will be available for 125 to 150 people.

The commission will meet Wednesday at 7 p.m. in the council chambers at the Ames City Hall.
